We are specialists in financial modeling. We build financial models for various purposes including real estate investment, business plans, foreign exchange or simple financial calculators. Many of these financial models are available in a frame able or attachable format for use by our clients. As an example, above is a very simple real estate investment calculator that is useful for individual homeowners. It simply estimated the proceeds available after selling a personal residence. Here you begin with the value of the home and deduct the remaining mortgage balance to determine the homeowners equity. After which the real estate broker's commission is deducted and subsequently an estimate of the tax liability is subtracted to determine net proceeds after sale. The tax liability is determined by subtracting your basis form the property value or sale price and by futher subtracting any real estate commissions and any applicable tax exclusion. Any gain after the tax exclusion is multiplied by federal and state tax rates.
